Management Fees

Our standard management fee includes all of the following:

  • The advertising of currently available rental units
  • Tenant screening
  • Lease execution
  • Rent collection
  • Report generation
  • General cleaning and sweeping outside the property as well as the property’s common areas
  • Access to our crew of maintenance personnel at a substantially reduced rate over what one would pay outside contractors to do similar work
  • Scheduled communication with tenants including monthly newsletters
  • Initiation of eviction proceedings
  • 24 hour a day emergency hot line

The labor rate for maintenance and any capital improvement work done by our crew is $28.00 per hour. Framing, sheet rock, painting, tile, floors, ceilings, minor electrical, minor plumbing, doors, windows, etc.— we can do it all. Hiring and supervising contractors and tradespeople will be done at a charge of 10% of the contractor’s total bill unless it is a major project in which case the fee will be negotiated prior to the inception of the project.

The leasing fee is equivalent to one month’s rent for every tenant procured for a vacant rental unit who signs a lease or a tenancy agreement unless the landlord locates the perspective tenant(s) and shows the premises to them him/herself.
