This strategy includes various local newspapers, flyers, signs and community outreach programs. Many of these mediums are published in multiple languages. Through periodic correspondence with current rental tenants, Atlas Property Management encourages to referral of new tenants and incentives for those that are successful. All available rental units within each property owner's buildings are listed on www.holyokerentals.com. The site is maintained daily for accuracy.
Tenant Screening:
Our extensive tenant screening process is custom tailored to the property owner's specific standards and requirements. A comprehensive rental application is mandated by all occupants over the age of eighteen and all listed information is verified. These verifications include, but are not limited to, a full credit check, a reference check, previous landlord interview, and an employment and income check. This screening process allows for tenants to be individually chosen to minimize a property owner's financial risk.
Lease Preparation and Execution:
We provide lease agreements and can accommodate tenancies at will. Specific modification, so long as they comply with Massachusetts law, can be made to the lease at the property owner's request.
Administrative Services/Rent Collection:
Atlas Property Management, Inc. use sophisticated real estate management software which tracks all aspects of tenancy and pertinent tenant information. This data includes tenant moves in date, the date and form of their monthly rental payments, tenant employment information, and their closest friends and family contact information. Tracking this data allows us to more effectively communicate with tenants, improve our rent collection percentages, create customized real-time financial reports and automatically issue tenant correspondence. these notices include 14 day or 30 day notices to quit, birthday wishes, anniversary and congratulations cards. All of these documents have been created in both English and Spanish.
Evictions:
Our tenant screening and customer service are designed to minimize evictions. However, should it become necessary to do so, Atlas Property Management, Inc., through its counsel, will navigate the eviction process.
